I’m not sure about my building’s Gross Floor Area. Where can I find it?

Gross Floor Area (GFA) is the total square footage of the building, accounting for all interior space enclosed by the building’s walls. While Primary Floor Area (PFA) only includes the leasable space of a building, the Gross Floor Area (GFA) includes the leasable space plus all of the common areas like hallways and stairwells plus mechanicals, storage, etc. Please refer to the official guidance from ENERGY STAR Portfolio Manager on which floor areas should be included in your building’s Gross Floor Area (ESPM Help Desk Link).



Starting in 2026, the Gross Floor Area of covered buildings can be found on the Building Energy Savings Program Covered Buildings List (Website Link) and the Gross Floor Area that you enter into ENERGY STAR Portfolio Manager should match this value. If you believe there is a discrepancy between your records and the BESP Covered Buildings List, please contact the Help Desk (Website Link). You will be asked to provide documentation to confirm the Gross Floor Area you have on record. This documentation could include building floor plans, architectural drawings, engineering reports, or insurance documents.
